  • Size: 800 rooms, including luxury suites, restaurants, conference facilities, and common areas.
  • Requirements: Uninterrupted heating and domestic hot water (DHW) for all guest rooms, staff areas, and facilities.
  • Reason for Upgrade: The outdated boiler system was inefficient, frequently malfunctioning, and non-compliant with modern energy standards. A high-efficiency upgrade was essential for improved energy use, lower operating costs, and compliance with environmental regulations.

Implementing the Solution

Temporary Boiler Specifications:

  • Type: 2MW containerised oil-fired plant room with a Building Management System (BMS).
  • Capacity: 2000kW, designed to meet peak demand during the coldest winter conditions.
  • Fuel Source: Oil-fired system, chosen due to insufficient gas pressure for the required distance.
  • Support Equipment: 9000L fuel tanks, 2MW plate heat exchangers, and temporary pipework to ensure seamless integration with the existing system.

Challenges Addressed

  1. Space Constraints: The hotel, located in Kensington, had limited outdoor space for the temporary boiler installation.
  2. Capacity Demands: The temporary system needed to meet the high heating and hot water demands of an 800-bed facility with a 2000kW capacity.
  3. Logistical Complexities: Ensuring minimal impact on hotel operations, guest comfort, and local traffic during the equipment delivery and installation process.
  4. Seasonal Pressure: The installation took place in winter, making uninterrupted heating and hot water critical to hotel operations.

Installation and Deployment

Location & Setup:

  • Site Placement: The temporary boiler was positioned at the rear of the hotel, maintaining a 20m distance to comply with clean air regulations. A scaffold bridge was constructed to facilitate access for vehicles and waste removal while supporting essential pipework.
  • Seamless Integration: Over 220m of 16 bar-rated hose was used to connect the temporary system to the hotel’s existing infrastructure, ensuring zero downtime during the transition.
  • Minimising Disruption: A HIAB crane was used to position the boiler, reducing disruption to hotel operations and local traffic.

Control & Monitoring:

  • The BMS (Building Management System) enabled remote 24/7 monitoring, giving the hotel’s facilities team real-time visibility of system performance. Alerts were sent automatically in case of any issues, ensuring prompt action could be taken.

Phased Installation:

  • The upgrade was carried out in a staged process. While the temporary boiler managed the full load, the old boiler was dismantled section by section. This ensured a seamless transition with no interruptions to the hotel’s heating or hot water supply.

For instance, a minor issue was flagged remotely and resolved by an on-site engineer within hours, without affecting hotel operations.
